Dubai Healthcare City Authority has announced a major development programme comprising a LEED platinum-certified office building and purpose-built medical complex. The projects, scheduled for completion in November 2027, aim to strengthen the city’s position as a regional healthcare investment hub whilst advancing sustainability objectives aligned with the UAE Net Zero Strategy 2050.

The Dubai Healthcare City Authority (DHCA) has unveiled a comprehensive AED1.3 billion development plan for Phase 1 of Dubai Healthcare City (DHCC), marking a strategic investment in healthcare infrastructure designed to attract international capital and drive innovation in the sector.
Central to the programme is the district’s first LEED platinum-certified office building, designed by P&T Architects and Engineers Ltd. The 13,000-square-metre structure spans three basement levels and nine floors, offering flexible office configurations and ground-floor commercial spaces. The project represents the highest tier of international environmental certification, aligning with the Dubai Economic Agenda D33 and the UAE’s national decarbonisation targets.
Purpose-built medical facilities address sector demand
Complementing the office development, Dubai-based Design and Architecture Bureau (DAR) has designed a 5,800-squaremetre medical complex featuring two basement levels and five floors. The facility provides adaptable infrastructure for surgical units, laboratory services, diagnostic imaging, outpatient clinics, medical offices, and ancillary services.
The shell-and-core design methodology enables healthcare providers to customise clinical spaces according to operational requirements, whilst smart parking integration and optimised spatial planning address long-term scalability considerations.

Infrastructure enhancement supports accessibility
The development plan includes multi-storey car parks equipped with electric vehicle charging infrastructure, Salik-integrated smart parking systems, and comprehensive accessibility features designed to accommodate diverse user requirements.

Construction is scheduled to commence in December 2025, with project completion anticipated for November 2027. The phased approach aims to minimise operational disruption whilst delivering modern facilities that meet evolving healthcare sector demands.
